			<content:encoded><![CDATA[<p>Recently we went through the educational process of getting ourselves trained in Lead Safety Proceedures. It is required that all contractors working on any home built prior to 1978 be trained in Lead Practices. We have completed our 8 hour class and are certified to perform work on your upcoming project. We have puchased the special equiptment that is necessary to perform this work and are in the process of requiring the necessary subcontractors to be trained also. If a contractor choses not to do this type of training and do this work, they could be subject to a 37000.00 fine by the EPA, which if you have a project in process , it could come to a hault.This EPA Rule will be in effect after April 22, 2010 and there will be no grandfathering in if your project is already under construction. I will be glad to take any questions you have on this matter and try to effectively answer your concerns</p>

		<description><![CDATA[We have made it and are here for the long haul!]]></description>
			<content:encoded><![CDATA[<p>Hi Everyone: I wanted to let the world know we have survived the toughest economic times of my carrer and we are here for the long haul. We have noticed that a lot of our competetion builder/remodelers are no longer in business and many still going away at a fast pace. We feel we have become a stronger company and a survivor due to being able to make it through by tighening our reins, eliminating inventory and keeping current on our obligations. This has helped us to keep a very high credit rating and allowed us to maintain our many business relationships that we have acquired over the years .  The biggest part of our success has been our past cleints giving out our name on a referral basis to there friends, relatives, workers or people they have come in contact with through networking. We look forward to working with you on a remodeling project, home addition or a redo of your exiting home. We are also available for your service needs on your home. For clients that are looking to build new, we have a large inventory of lots available for your needs. For those who have there own lot , we will be happy to meet with you to help you create your dream. Like Green Building it has come to the forefront of subjects regarding home construction. As a Custom Home Builder and  Custom Remodeler, Santanni Custom Homes has been constructing Women Centric for years. Studies show us that 91 percent of home construction is fueled by women.  We have known this for many years and have listened to what women want to  help them create their families dream. Our women clients are very specific and are very helpful to us in the design process as they usually have been researching specific areas of the home for a long time. They will bring with them to our meetings the books, articles and pictures from magazines, that  fuel their ideas. This has been a very useful tool for us as it allows our clients show us or tell us what they want  and then we can produce that end product for them. As we are asked about our experiences in these specific areas of the home, we can also assist our clients with Design service and a Professional Decorator Services. This we have found has been very useful to us and our clients. Again I am looking for input on this subject, please send us your ideas.  We will be talking about this more in the future!</p>

<p>Change furnace filters as required:</p>
<p>Clean and Change Humidifier filter yearly</p>

<p>Keep all Exterior Intakes and Exhaust for Furnace, Air Exchanger ETC Clear and Clean</p>
<p>Clean out dryer vent yearly .</p>
<p>Clean out Air Conditioner unit free and clear of all debris especially, leaves, cotton from trees, Clean as necessary, can be washed out with water.</p>
<p>Keep air exchanger clean and wash filters as necessary.</p>
<p>Change batteries yearly in smoke detectors and carbon monoxide detectors once a year. Also press and hold test button to make sure all units are working as designed.</p>
<p> </p>
<p>Seal your Granite Tops once a year, you can purchase sealer from Home Depot or Lowes to properly seal. This is a very easy process and will help maintain the beauty of this natural Stone.</p>
<p>Clean out central vacuum tank as necessary and wash filter at bottom of unit. </p>

We have been the last few years using high efficient heat pumps for heating and cooling is some of our projects. We are finding great success with helping to keep energy costs down with these new improvements. The new high efficient heat pumps  are much better than what was used years ago. So we are very excited about the new innovative products that are out there for heating systems.</p>
<p>Insulation; This is another area we have seen vast improvements over the last few years. We use icynene open cell foam insulation and have had great results. As part of the push for green building it is important for the home to be tight. We will talk more about this in future articles.</p>

<p>Engineered Plumbing Systems</p>
<p>Combustion Safety : Carbon Monoxide detectors</p>
<p>Fresh Air and spot ventialtion: Source Point certain areas of the home: Fans that exhaust in Kitchens and all Baths:</p>
<p>Air Presure Balancing as part of the air handler system: Proper sized duct work that has been properly installed and Sealed: </p>
<p>Internal Moisture Management: We use ERV&#8217;S Energy Recovery Ventilators as well as a whole house Dehumidification and a whole house Humidification:</p>
